How Does Water Get Into My Crawl Space?

- During periods of heavy rain, water soaks into the soil and begins to move to the lowest level of grade.

How Do I Prevent Water From Getting Back In?
When a crawl space is wet or damp, you must address the sources of the water if you want to permanently resolve the moisture issue. In most cases, replacing exterior French Drains will not stop water from leaking into the interior of the crawl space. Due to our “red clay soil”, water seeps in under the footing and collects inside the crawl space. Since we can’t excavate under the footing of the house, it is impossible to stop this water intrusion. Exterior waterproofing does not work in most situations. If water is leaking into the crawl space, you must waterproof the interior of the crawl space.
Crawl Space Waterproofing
- A drainage trench is dug on the interior of the crawl space, usually around the perimeter.
- Weep holes are drilled through the interior side of the base block.
- Water-Trek pipe is installed in the trench.
- The pipe and trench is covered and filled with ¾ inch gravel.
- We always prefer to use a gravity discharge to drain the water out of the crawl space, but sometimes a sump pump system is required.
